Details

​A Buy to Let mortgage is a loan that allows the borrower to purchase a residential property which is then let to tenants. At Danske Bank, we have a range of products to choose from, as well as a maximum Loan to Value​ of up to 75% (depending on the location of the property). When it comes to investing in property, we may be able to help you understand if this is right for you.

Base Rate Tracker Investment Mortgages​

Our Base Rate Tracker investment mortgage tracks the Danske Bank Base Rate (UK) for the full term of the loan and any changes to this will be passed on to you immediately.

There are no restrictions on making overpayments or lump sum payments and as interest is cal​culated daily, this means you get the benefit straight away. There are no early repayment charges.

Fixed Rate Investment Mortgages

Want to know exactly how much your monthly mortgage payments will be? Keep your mortgage repayments fixed for an agreed term of 2, 3 or 5 years.

With a Fixed Rate investment mortgage the interest rate is fixed during the fixed rate period, meaning your repayments stay the same for an agreed term.

Base Rate Tracker Investment Property Loans

Our Base Rate Tracker Investment Property Loans are not portable. Our Base Rate Tracker mortgage tracks Danske Bank Base Rate (UK) by an agreed margin for the full term of the loan. Any changes to Danske Bank Base Rate (UK), either up or down, will be passed on to you immediately.

Fixed Rate Investment Property Loans

If you repay the loan in full or in part, or ask to switch to another product during a Fixed Rate period you will have to pay an Early Repayment Charge. Please ask us for an illustration that will set out the Early Repayment Charges which apply.

Our Fixed Rate Investment Property Loans are portable. When you reach the end of your fixed rate period, you will automatically move onto our Standard Variable Rate. You will receive notification of this prior to the end of your fixed rate period. At this time you should contact us to discuss your needs.

Loan to Value

  • Loa​n to Value up to 75% depending on the location of the property (based on the lower of the purchase price or valuation).
  • During the term of the loan, should the Bank identify that the Loan to Value has exceeded that originally agreed, a capital sum sufficient to restore will be required in permanent reduction of the debt.
  • Preferential rates for customers with a lower Loan to Value​.​​

Conditio​ns​​

  • An independent professional valuation will be required for purchases and remortgage applications with loan to values of 75% and over. If you are an existing Danske Bank mortgage customer switching products, you will not require a professional valuation. These fees/costs are charged by the surveyor directly to you and vary from application to application. For full details on charges please see our Tariff of Mortgage Charges.
  • Whether we provide credit depends on your circumstances, and you must be 21 or over. Lending terms and conditions apply.
  • Choose from fortnightly or monthly repayments.
  • Your property is security for your mortgage. You may need to provide other security.
  • A Danske Bank personal current account will be required to service the mortgage.
  • Available to both new & existing customers.
  • A product fee will apply.
  • Minimum loan amount £30,000 (reduced to £10,000 for our existing mortgage customers).
  • Repayment terms of up to 25 years.
  • The bank only provides mortgages in sterling.
  • For Fixed Rate Investment mortgages, if you repay part or all of your loan within the fixed rate period, there will be an early repayment charge.
  • For Fixed Rate Investment mortgages, when you reach the end of your fixed rate period you will automatically move onto our Standard Variable Rate mortgage. You will receive notification of this prior to the end of your fixed rate period. At this time you should contact us to review your mortgage needs.
  • Fixed Rate Investment mortgages are a portable mortgage. Base Rate Tracker mortgages are NOT a portable mortgage.
  • If you have a mortgage, you must have adequate buildings insurance in place. You do not have to arrange this through us. Where the property is not owner occupied, you should arrange to have special insurance in place to cover public liability.
  • No higher lending charges apply, but other fees and charges such as legal fees may apply which are not charged by us or paid through us.

More information

When you take out a mortgage you are borrowing against the value of your property. When you come to sell your property you will need to use the sale’s proceeds to repay your outstanding mortgage balance. Be aware that if the value of your property falls below the balance of your mortgage, then you will have to pay us the difference if you want to sell your property. Other security may be required.
